Propsynk is a bootstrapped, Vancouver-based company building rental management software for Canadian landlords who manage their own properties. We started because the tools that exist were built for companies with hundreds of doors, and 77% of Canadian rental owners hold just one.
We interviewed 40+ landlords before writing the app
Before building anything, we ran structured interviews with self-managing landlords across British Columbia, Ontario and Alberta. Not a survey. Long conversations about what actually happens in a month of owning a rental.
The same six problems came back almost verbatim: rent chased by awkward text message, leases pulled off a search engine, no screening before handing over keys, repairs stalled for weeks hunting a contractor, utilities tracked in a spreadsheet, and — the expensive one — arriving at a Residential Tenancy Branch hearing unable to prove what was served and when.
Every one of those became a module. Nothing in Propsynk exists because it looked good in a feature list.
What we believe about landlord software
Documentation is the product. Most landlord pain is not day-to-day admin, it is the moment a tenancy goes wrong and there is no record. Propsynk is designed so that using it normally leaves a dated paper trail you can bring to a hearing.

Software engineer and entrepreneur based in British Columbia. Harshdeep founded Propsynk after years of friction in rental operations: broken lease workflows, maintenance lost in text threads, and landlords scrambling for documents during disputes. 40+ structured interviews later, he had confirmed the same gaps exist across BC at scale.
