Alberta

Your Alberta rental, one connected record.

Propsynk helps self-managing Alberta landlords track rent, prepare supported tenancy agreements, handle repairs and keep the record connected to each rental. Your first active rental is free forever.

What works here

Provincial workflow, product facts first.

The app supports an Alberta tenancy-agreement workflow and electronic signatures through DocuSign. If a tenancy is already running, start with the address, tenant display name, monthly rent and next rent due date, then add the signed agreement and other details later.

Alberta's agreement types, deposit handling and inspection obligations differ from BC and Ontario. Propsynk organizes the operational record; the landlord remains responsible for choosing the right terms and following the rules that apply to the tenancy.

Start with the tenancy type, not a BC form

Alberta distinguishes fixed-term tenancies, which have defined start and end dates, from periodic tenancies, which continue without a fixed end date. Agreements can also transition between those arrangements. Check what your actual agreement says before deciding the next step.

Keep the signed agreement and later agreed changes together. An existing tenant's rent record can be added to Propsynk without creating a new agreement. For a new tenancy, review the supported Alberta agreement rather than assuming BC's RTB-1 or Ontario's standard lease applies.

A deposit ledger is separate from holding the money

Alberta guidance limits a security deposit to one month's rent when the tenancy starts and requires landlords to place it in an Alberta interest-bearing trust account within two banking days. Check the linked guidance for interest and other obligations.

Use Propsynk to record the deposit amount, due date and payment status alongside rent. The record helps you find the transaction later; entering it in the app does not place money in a trust account or complete your banking obligations.

Retain the move-in and move-out inspection reports

Alberta requires inspection reports at both ends of a tenancy. Not meeting the inspection-report requirements affects a landlord's ability to deduct damage or cleaning costs from the security deposit.

Complete the inspections using the applicable Alberta process, retain the reports and relevant photos, and file them against the tenancy on Pro. If a repair follows, keep the request, dated messages and receipt with the same rental rather than reconstructing them at move-out.

Important boundaries

Useful software. Not legal advice.

For maintenance entry without the tenant's permission, Alberta guidance generally requires written notice at least 24 hours in advance for permitted purposes. Consent, emergencies and abandonment have different rules. Check the current source for your circumstances; a signature in an app does not by itself establish lawful entry or service.

Propsynk does not currently generate termination or rent-increase notices. It does not calculate the legal outcome of an inspection or guarantee that a document will be accepted by the Residential Tenancy Dispute Resolution Service.

Rent tracking, repair requests and tenant messaging are included for one active rental. Pro adds additional active rentals, tenancy records, contractor booking and CSV export, subject to portfolio limits of 50 properties and 500 units. Screening is separately priced per report on either plan.

Questions

Local details, answered plainly.

Can I use Propsynk for an existing Alberta tenant?

Yes. Start with the address, tenant display name, monthly rent and next due date. You can upload the agreement already signed and add deposits, dates and the tenant invitation later.

Does Propsynk use the BC RTB-1 for Alberta rentals?

No. Propsynk has a supported Alberta agreement workflow. BC's RTB-1 and Ontario's standard lease belong to their respective provincial workflows.

No. The app records a deposit and its payment status. The landlord is responsible for holding the money and meeting applicable banking and interest obligations.

Pro lets landlords file inspections and supporting documents by tenancy. You must still complete the actual inspections and meet Alberta's reporting requirements.

Is Propsynk affiliated with Alberta or RTDRS?

No. Propsynk is independent software, not a government service, property manager or legal adviser. It is not endorsed by Alberta or the Residential Tenancy Dispute Resolution Service.
